This project in Mill Creek was a complete gas-to-electric fuel switch — heat pump, heat pump water heater, and full gas line capping — completed in a shared-wall condo environment with two HOA approvals required before work could begin.
The HOA prohibited exterior line sets, which meant routing 40 feet of refrigerant line through the garage interior rather than the typical exterior run. The outdoor unit was a HOA-approved compact “suitcase”-style unit to meet the complex’s exterior equipment appearance requirements. The existing furnace clearance was 15 inches; the new air handler required 17 — a ducting modification the crew worked around on site. The electrical scope included surface-mounted panel work in the garage, a GFCI addition, BR twin breakers for new circuits, and a separate electrical run for the heat pump water heater.
Scheduling required splitting the job across multiple visits to coordinate HVAC and electrical work simultaneously — equipment delivery and lineset pull on the first pass, completion of the tie-in on the return. The result: a fully electrified condo with year-round heating and cooling, a new heat pump water heater, and no gas service remaining in the unit.

This 100-year-old home in Snoqualmie presented the kind of complexity that older Seattle-area homes regularly bring — and exactly the kind of work AC Electric Service has been doing for nearly five decades.
The original scope included a full electrification package, but the homeowner chose to focus on the highest-priority upgrades: a 200A service change, a new electrical panel, and a 2-ton Mitsubishi Hyper Heat ductless system with two heads – replacing a wall-mounted gas floor heater and a portable gas space heater that had been heating the home.
The crew encountered a non-continuous grounding path under the house, where copper plumbing had been spliced with PEX in multiple locations — a classic older-home problem that required additional ground clamps to fully bond all metal piping. Panel placement was coordinated directly with the homeowner mid-project to ensure the new panel landed where she wanted it, not just where it was easiest to install.
